Dubai’s residen琀椀al real estate market has experienced
signi昀椀cant growth in 2023, with property transac琀椀ons
reaching record highs. Data from Middle East Brie昀椀ng
indicates a 37 percent year-on-year increase in
transac琀椀on values, surpassing AED 500 billion in the
昀椀rst ten months of the year. This uptrend re昀氀ects strong
demand from both local and interna琀椀onal buyers, driven

to Emirates NBD Research, the average sales prices for
residen琀椀al proper琀椀es increased by 3.2 percent in the
third quarter of 2023, indica琀椀ng stable demand and
posi琀椀ve investor sen琀椀ment. In par琀椀cular, waterfront
communi琀椀es like Dubai Marina and newer developments
such as those in the Dubai Hills area are popular among
high-net-worth individuals and expatriates. These areas
